Short Term Rental Agreement Terms and Conditions

Rental Agreement ("Agreement") is made between the Owner and the Guest/Renter “Guest” for the property located at 232 Maplewood Avenue, Portsmouth NH. When booking your stay, both parties agree to the following terms and conditions.

Rental Period

  • The rental period will begin on the check-in date at 3PM EST and end on Check-out Date at 10AM EST. Early check-ins and late check-outs must be approved in advance and may be subject to additional fees.

Payment Terms

  • 50% of the total booking amount, including taxes and fees, is due at the time of booking.

  • The remaining balance will be processed 7 days before arrival.

Property Damage

  • In the event that the property is damaged during a Guest’s stay, the guest agrees to pay the cost of reparation. This cost will be automatically billed to the guests payment on file, and the Owner agrees to provide documentation of receipts for all repair costs.

Cancellation Policy

  • Full refund for cancellations made 30 days before check-in.

  • 50% refund for cancellations made 7 - 30 days before check-in.

  • No refund for cancellations made less than 7 days before check-in.

Occupancy

  • Serene Waterfront Studio: 2 people + maximum 2 pets.

  • Chic Loft Style Condo: 4 people + maximum 2 pets.

  • Please inquire if you would like to increase guest capacity.

House Rules

  • No smoking inside the Property.

  • No parties or events without prior approval from the Owner.

  • Quiet hours are from 10PM to 8AM

Maintenance and Damage

  • The Guest must keep the Property and all furnishings in good order.

  • Any damage to the Property or its contents must be reported to the Owner immediately.

  • The Guest is responsible for any damage caused by them or their party during the stay.Access

  • The Owner reserves the right to access the Property for maintenance or emergencies with reasonable notice to the Guest.

Liability

  • The Owner is not responsible for any accidents, injuries, or illness that occurs while on the Property.

  • The Owner is not responsible for the loss of personal belongings or valuables of the Guest.

Termination

  • The Owner reserves the right to terminate this Agreement and evict the Guest without refund if the Guest fails to comply with any of the terms of this Agreement.

Governing Law

  • This Agreement shall be governed by and construed in accordance with the laws of the state of New Hampshire. No other agreements, promises, or understandings, either written or oral, shall be considered a part of this Agreement unless agreed to in writing and signed by both parties.
